Pricing Update Log
When we change the numbers on this site, we log it here so you can see what changed and why.
Our figures come from two kinds of source. Price trends come from public Bureau of Labor Statistics price indexes, which an automated job refreshes every month. Product prices and city multipliers are editorial estimates, and every page labels them that way. Our methodology page lists which is which.
September 2026
- BLS price indexes refreshed with August 2026 data (automated monthly update).
- CertainTeed review retargeted to Landmark PRO; a spec that contradicted another page was removed.
August 2026
- BLS price indexes refreshed with July 2026 data (automated monthly update).
July 2026
- Roofing Cost Index rebuilt on BLS Producer Price Index series, refreshed monthly.
- Methodology page published. It lists every data source, how often it updates, and what is still an editorial estimate.
- Unsupported claims removed sitewide, including citations we could not back with a source.
March 2026
Material Prices
- All material categories reviewed and re-estimated for Q1 2026. These are editorial estimates, not distributor-sourced figures — see our methodology.
- Architectural shingles moved to $4.50-$8.00/sq ft (up from $4.00-$7.50 in Q4 2025). GAF, Owens Corning, and CertainTeed all implemented 6-10% price increases in early 2025 that are now fully reflected in installed pricing.
- Metal roofing adjusted upward to reflect 25% tariffs on steel and aluminum. Standing seam now $7.00-$14.00/sq ft.
- Added chemical tariff impact notes: MDI (adhesives) at 60% tariff, TCPP (fire retardant) at up to 272.7%. These affect underlayment, sealants, and insulation products.
- NRCA baseline: Construction material prices 43.4% higher in November 2025 vs February 2020.
Labor Rates
- All metro labor rates reviewed against Bureau of Labor Statistics wage data for the relevant metro areas. NC mean annual roofer wage: $47,320 (national mean: $50,030).
- Added Wilmington, NC at 1.08x multiplier (coastal wind zone premium).
- Added Fayetteville, NC at 0.88x multiplier (lowest NC metro).
- Added Outer Banks, NC at 1.20x multiplier (extreme wind codes, limited contractor pool).
Supply Chain Updates
- QXO/Beacon merger: Noted QXO's $11B acquisition of Beacon (completed April 2025) and their discovery of $200M in "pricing leakage." They are tightening pricing and deploying AI-driven pricing systems.
- SRS/Home Depot: Noted Home Depot's $18.3B acquisition of SRS Distribution and subsequent GMS acquisition through SRS.
- PE tracking: Added Skywalker Roofing (Greensboro, NC) as confirmed PE-owned by Infinity Home Services (LightBay Capital / Freeman Spogli).
