Pricing Update Log

Every number on this site comes from a real source. When we update our data, we log it here so you can see exactly what changed and why.

We update material costs quarterly, labor rates twice a year, and permit fees annually. If a major market event happens between scheduled updates (like a tariff change or manufacturer price hike), we update early.

March 2026

Material Prices — Quarterly Update

  • All material categories updated to reflect Q1 2026 supplier pricing from ABC Supply, QXO/Beacon, and SRS Distribution regional catalogs.
  • Architectural shingles moved to $4.50-$8.00/sq ft (up from $4.00-$7.50 in Q4 2025). GAF, Owens Corning, and CertainTeed all implemented 6-10% price increases in early 2025 that are now fully reflected in installed pricing.
  • Metal roofing adjusted upward to reflect 25% tariffs on steel and aluminum. Standing seam now $7.00-$14.00/sq ft.
  • Added chemical tariff impact notes: MDI (adhesives) at 60% tariff, TCPP (fire retardant) at up to 272.7%. These affect underlayment, sealants, and insulation products.
  • NRCA baseline: Construction material prices 43.4% higher in November 2025 vs February 2020.

Labor Rates — Biannual Update

  • All metro labor rates updated using BLS data and contractor surveys. NC mean annual roofer wage: $47,320 (national mean: $50,030).
  • Added Wilmington, NC at 1.08x multiplier (coastal wind zone premium).
  • Added Fayetteville, NC at 0.88x multiplier (lowest NC metro).
  • Added Outer Banks, NC at 1.20x multiplier (extreme wind codes, limited contractor pool).

Supply Chain Updates

  • QXO/Beacon merger: Noted QXO's $11B acquisition of Beacon (completed April 2025) and their discovery of $200M in "pricing leakage." They are tightening pricing and deploying AI-driven pricing systems.
  • SRS/Home Depot: Noted Home Depot's $18.3B acquisition of SRS Distribution and subsequent GMS acquisition through SRS.
  • PE tracking: Added Skywalker Roofing (Greensboro, NC) as confirmed PE-owned by Infinity Home Services (LightBay Capital / Freeman Spogli).
